Smaller scale demolition contractors tearing down buildings without permits
Over the past year and due to the more stringent requirements for all structures to have a bulk asbestos survey conducted prior to demolition. We have been tasked with conducting a number of retroactive demolition inspections for structures that were removed without any permitting or testing. In general, the structures removed are on the smaller end as larger structures require bigger contractors and the majority of them know the regulations.
Unfortunately, when these are removed outside of the state and local regulations and that process gets caught during subsequent permit applications it can cause a significant headache both financially and from a timeline standpoint for the property owner. Once this gets onto the air quality divisions radar the owner has to contract with an asbestos inspector to conduct an investigation. This involves getting written statements from associated parties, conducting site visits with protocols developed in tandem with a state inspector and can lead to significant costs for asbestos spill cleanups and contractor fines on top of the substantial unanticipated delay to the project timeline. Another reason to make sure you are using a reputable contractor for structural removal and Anderson Property Inspections for your asbestos consultation.
